CustomKraft’s modular Pre-cast Operation Depot (POD) is
factory-manufactured using 5000#
concrete and steel in an automated
production facility. Built similar to a bank vault, the POD may
be set and
secured to enhance any building construction. The POD may stand
independently or
be anchored to surrounding structure.

Product Description:
Pre-cast Operations Depot (POD) features four-inch
lightweight steel-reinforced concrete walls and roof, with an eight-inch
pre-cast concrete floor (slab) fitted with four-inch foam insulation for
reduced weight. All equipment is anchored and installed, with in-room
plumbing and electrical connections completed. Concrete strength is
designed and tested at 5,000 pounds per square inch (psi).

Exterior Finish
A selection of exterior finishes is available,
including smooth concrete, split-faced block, faux brick, washed aggregate
and painted/dyed surfaces.
Interior Finish
Typically, interior walls and ceiling are finished with
epoxy paint on concrete. Options include
fiberglass re-enforced plastic (FRP)
walls, acoustical tile ceiling and 12”x12”x1/8” floor tile.
Steel Door
Standard in the POD is a 30x70
Supercore® steel door with polystyrene insulation cast-in steel
frame, painted to match the exterior trim. Door is equipped with
non-removable pin ball bearing hinges,
Best dead bolt with
construction core and heavy gauge stainless steel lock guard, door pull
handles, automatic door closer with locking holder, door sweep, magnetic
weather strip, drip strip over door
and a heavy-duty threshold.
Access Ports
Floor drain is located in the center of the POD.
Atmospheric venting has heavy duty louvers and
insect screens 8”x16” at 9’
height. Other access ports are customized for each POD to include bill
changer and vending opening(s), supply water inlet, water heater and boiler
vents, equipment
delivery hoses and wiring, gas supply line and deicing manifold(s).
Electrical and Plumbing
Includes interior electrical panel with exterior disconnect and meter
socket, GFI outlets and interior
light circuits, primary electrical
connections to carwash equipment (specifications to be supplied by equipment
manufacturer with cut-sheets and load requirements). Interior plumbing
includes copper supply piping for water, black pipe schedule 40 for natural
gas and PVC drains and sewer vent, all plumbing complete to interior
appliances. Materials may vary due to local building codes and/or
building
plan specifications.
State Approval, Delivery, Off-Loading and Set-up
State approval to include three (3) sets of stamped
drawings. Delivery includes fuel surcharges, however, in the event the
trailer be detained at site for equipment installation or any other reason,
detaining rate will be charged at cost, plus 15%. Off-loading includes
crane (a normal eight (8) hours
or less per module). Site must be
accessible by all-weather roads with no site obstructions. Set-up
to
include connection of modules (if more than one unit is delivered to the
same site), removal of brackets, installation of tie-downs, inspection,
testing, and if necessary, repair of floor, walls, roof,
door hardware.
Site Preparation
The general contractor and/or site owner is responsible
for all weather road access to the site,
building footings, anchor plates
and connections specified in stamped drawings. In addition, the contractor
is responsible for utility connections to the building, tie-ins with other
structures and equipment connections outside the module.

Onsite Installation
Site is to be graded and compacted. The general
contractor installs footings, rough-in plumbing
and electrical prior to
shipment of the modular POD. Shipping will vary according to distance, POD
weight & Department of Transportation (DOT) routing. The electrician(s) and
plumber(s) should be
on site when the POD is installed to make necessary
connections and adjustments when necessary. Once the POD is set, secured
and utilities connected, subsequent building connections and paving
may be
installed.
